Home Edit
A must for any occupied listing. In the Home Edit we will do a consultation with the homeowner (and realtor if desired) to clearly indicate what should be removed, discuss how to rearrange, and recommend design updates like paint or light fixtures as needed. No note taking necessary! We will provide a comprehensive recap so you have an easy to read action plan by room. Even without additional staging, the Home Edit alone will increase the value of your occupied listing!
Occupied Staging
In this option, we will first start with the Home Edit, then will utilize as much of the homeowners items as possible including furniture and decor. Next, we will layer in any missing furniture like coffee table, barstools, etc as well as art, plants, decor, pillows, and more to elevate the space and bring the home to the price point it deserves. Most people have great items, just too much! Occupied staging allows buyers to focus on the features of the home as well as distract from any imperfections.
Vacant Staging
For vacant homes, staging is a critical step in getting a great first impression through pictures then sealing the deal with the tour. Current buyers have grown up with social media, therefore a well staged home will catch their attention, and help your home stand out from the crowd.
